What to Look for During a Final Walkthrough Before Moving In

Moving into a new home is an exciting milestone, https://coloradorelocationreport.com but before you unpack your boxes and settle in, it’s crucial to conduct a final walkthrough. This final inspection allows you to ensure that the property is in the condition you expect and that any agreed-upon repairs have been completed. Here are key aspects to focus on during your final walkthrough.

1. General Condition of the Property:

Begin by assessing the overall condition of the home. Look for any visible signs of damage, such as cracks in the walls, stains on the ceilings, or issues with flooring. Ensure that all doors and windows open and close properly and that there are no signs of water damage or mold.

2. Utilities and Appliances:

Check that all utilities are functioning correctly, including water, electricity, and gas. Turn on faucets to ensure there are no leaks and that water pressure is adequate. Test all appliances included in the sale, such as the refrigerator, stove, dishwasher, and washer/dryer. Confirm they are in good working order and clean.

3. Heating and Cooling Systems:

Test the heating and cooling systems to ensure they operate effectively. Adjust the thermostat and listen for any unusual noises. If the home has a fireplace, check that it is clean and operational. This is especially important if you are moving in during a season when heating or cooling will be necessary.

4. Safety Features:

Ensure that all safety features are in place and functional. Check smoke detectors and carbon monoxide detectors, making sure they are installed and have working batteries. Inspect handrails on stairways and ensure that any necessary safety measures are in place, particularly if you have children or pets.

5. Exterior Inspection:

Don’t forget to inspect the exterior of the property. Look for any issues with the roof, gutters, and siding. Check that the landscaping is in good condition and that there are no overgrown plants or trees that could pose a problem. Verify that fences, gates, and any outdoor lighting are in working order.

6. Agreed Repairs:

Review any repairs that were agreed upon during the negotiation process. Check to see if the seller has completed these repairs satisfactorily. If you notice incomplete work or new issues, document them and discuss them with your real estate agent before finalizing the purchase.

7. Cleanliness:

The home should be clean and ready for you to move in. Look for any debris or leftover items from the previous owner. If the home is not clean, you may want to address this with the seller or plan for a thorough cleaning before moving your belongings in.

8. Final Paperwork:

Finally, ensure that all necessary paperwork is in order, including the closing documents. Confirm that you have received all keys, garage door openers, and any other items that are part of the sale.

In conclusion, a final walkthrough is an essential step in the home-buying process. By carefully inspecting the property and ensuring that it meets your expectations, you can avoid potential issues and enjoy a smooth transition into your new home.
